Why it's 'too soon' to relax property cooling measures

HDB resale prices have been stabilised.

According to DBS, the government has indicated that it is still too soon to begin relaxing the property policies which are currently in place. 

The past three years of cooling measures have led to stabilisation of HDB resale and private residential prices.

While this is disappointing for private developers calling for an easing of property tightening measures, the government’s stance is in line with our view that property cooling measures are not likely to be lifted soon.

We continue to reiterate our view that private residential property prices will decline by 15% in the next 3 years, preferring developers with diversified exposure – UOL or property stocks with overseas exposure.
