IGLS sites slapped with four new development requirements

Owners of Business 1 and Business 2 parcels starting from the 1H12 programme will need to start following these core guidelines.

"First, for multiple-user developments, the gross floor area (GFA) comprised in a single unit shall not be less than 150m. If the successful tenderer decides to strata subdivide the development, the GFA comprised in a single strata unit should also not be less than 150sqm," said the Ministry of Trade and Industry in a release.

"For multi-storey industrial developments, based on the maximum permissible GFA of the land parcel, the following number of goods lifts (with minimum loading capacity of 2.5 tons and minimum lift car size of 2m x 3m), and loading bays are to be provided," MTI said.

For maximum permissible GFA of Land Parcel of <10,000 sqm, there is a minimum provision of 1 goods lift and 1 loading bay. At a maximum permissible GFA of Land Parcel of between 10,000 - 30,000sqm, there is a minimum provision of 2 goods lifts and 2 loading bays. This rises to a minimum provision of 3 goods lifts and 3 loading bays for maximum permissible GFA of Land Parcel of > 30,000 sqm.

Third requirements is that "the units in the development shall comply with technical specifications of
minimum floor loading of 7.5 kN/sqm, minimum floor-to-ceiling height of 4.0m, and minimum electrical provision of 160 VA/sqm," MTI said.

And lastly, "for selected sites near MRT stations or as decided by the Government, strata subdivision of development is not allowed for a period of 10 years from the date of the issue of Temporary Occupation Permit (TOP). If the successful tenderer decides to strata subdivide the development upon expiry of the 10 year period, the GFA comprised in a single strata unit should not be less than 150sqm," it added.
