
Haus at Serangoon 29% sold to date
Is the indicative price at $2.5M for this 99LH cluster house pricey or just right?
Sources from Huttons Real Estate Group said that the 97-unit property by City Developments Limited and Hong Realty located at Serangoon Garden managed to sell 70% or 28 of the 40 units released in Phase One launch last Friday (July 13).
Unit price ranges from $2.4M-2.7M for intermediate terrace with sizes from 1,615 sqft-1,914 sq ft and $2.8M for a 2,285 sq ft corner terrace.
Jonathan Tan of condoexpert.sg said that each of the 96 terrace houses will have a system to harvest rainwater, generate solar electricity, and convert the heat from air-conditioner to provide hot water. Home owners, he said can thus benefit up to 40% utility savings for each typical terrace house, depending on their individual lifestyle and utility usage pattern.
While the property is equipped with high technology, a market observer however said that with Haus having an indicative price of $2.5M, he would rather go for a freehold landed in the vicinity. “There are cheaper and good freehold cluster houses around District 19 so why settle on this one?” he said.
“If I were to go for a leasehold, I would go for 999-year tenured Luxus Hill nearby which is selling at $2.8M.”
Another observer, on the other hand, argued that a quantum below $3M remains quite attractive, given its considerable edge against surrounding units of the same size. “Haus has more than 3,500 sq ft built in, a good reason for the price. Properties of the same type and size within the vicinity are going for more than $3M,” he said while noting that the only downsizes would be the noise pollution from the highway and expressway and the fact that it is leasehold.
