
The hunt is on for the last buyers of two new condos launched over six months ago
Harbor Suites at Kampong Bahru and SkySuites 17 at Balestier only have one last unit up for sale at cheap bargains.
The 44-unit freehold Harbour Suites by Goldhill Land was launched March 28 this year and now only have one unit of 2-bedroom of about 753 sqft in size available. It is being sold for $1,570 psf, according to marketing agents at Huttons Real Estate Group.
Harbour Suites sold 17 units in its launching month at an average selling price of $1,599 psf and down to $1,581 psf last August, data from the Urban Redevelopment Authority show.
In an earlier interview with Singapore Business Review, property specialist Jonathan Tan of CondoExpert.sg tagged Harbour Suites as the “most affordable” and “lowest quantum” in the vicinity of District 4 at prices starting from $700K for the smallest 419 sqft one-bedroom unit.
Homebuyers who were used to squarish units however found the longish Harbour Suites’layout odd, according to market watchers.
The 115-unit SkySuites 17 by El Development, meanwhile, have a remaining 4-bedroom penthouse of about 2,707 sqft in size. It is up for sale for $1,219 psf.
The development sold 100 units at a median price of $1,463 psf during its launching the day after Harbour Suites. The price however was trimmed to as low as $1,341 psf on the average last August.
Ben Ang of Huttons Real Estate Group, mentioned that Sky Suites 17 is a good investment because of “unbeatable potential for growth and appreciation” of the area which includes high expatriate’s tenancy, high rental demand and high potential for sale and rental.
The modern high rise tower is just about 12 mins walk to Novena MRT and Novena Shopping Mall; 8 mins walk to Toa Payoh MRT Station; 5 mins drive to Newton Food Centre; 6 mins drive to Orchard Shopping Belt; and 7 mins drive to Central Business District and Marina Integrated Resort.
Homebuyers however were quoted complaining on small bed rooms but oversized A/C ledge and balcony.
