According to the latest URA data, developers sold a total of 2,621 private residential units in the month of September. This is an 84% increase in sales volume compared with 1,421 units sold in the previous month. New home sales in the Outside Central Region (OCR) continue to dominate sales activity.
In fact, the proportion of units sold in the OCR grew with 79% of total sales volume in September, an increase from 59% witnessed in August. Rest of Central Region (RCR) had the largest decline in terms of proportion of units sold falling from 26% in August to 12% in September.
Meanwhile, median prices of new homes continued its climb; Prices of properties in the Core Central Region (CCR) increased by 3.4% while prices in RCR and OCR increased by 3.2% and 2.2%
respectively.
eCo, a 99-years leasehold project jointly developed by Far East Organization, Frasers Centrepoint and Sekisui House Ltd was the bestperforming project in September. Buyers soaked up 78% or 402 units of the 513 units that were launched for sale at a median price of $1,283 psf.
The wide variety of housing types, ranging from small SOHO units to Townhouses, helped to reach out to a diverse range of buyers, boosting sales. Other key attributes include its proximity to the Tanah Merah MRT Interchange Station, good connectivity to major expressways and close proximity to retail and commercial amenities, as well as renowned educational institutes.
Other projects which performed well were namely Kovan Regency, Riversails, Foresque Residences, and Bartley Residences, all located within OCR. With the exception of eCo and Kovan Regency, all other 3 projects had already been launched for sale. Kovan Regency sold 369 units at a median price of $1,275 psf; Riversails sold an additional 203 units at a median price of $849 psf; Foresque Residences sold an additional 104 units at a median price of $1,090 psf; Bartley Residences sold an additional 78 units at a median price of $1,221 psf.
