5,101 flats up for sale in August

Eligible first-time families may get up to $80,000 of additional CPF housing grants.

The Housing Development Board (HDB) launched 5,101 flats for sale under the Build-To-Order (BTO) and Re-Offer of Balance Flats (ROF) exercise in August. Across various towns and estates, 4,375 BTO units and 726 ROF units will be for sale.

Buyers may expect flats ranging from 2-room Flexi to Three-Generation (3Gen) flats. HDB noted that the BTO flats are spread across four projects in Punggol and Yishun.

According to the announcement, eligible first-timer families can access up to $80,000 of housing grants through the Additional CPF Housing Grant (AHG) and the Special CPF Housing Grant (SHG).

“With these grants, buyers of 2-room Flexi, 3-room, 4-room and 5-room flats could pay as little as $4,000, $103,000, $188,000, and $329,000 respectively,” HDB explained.

In Melody Spring @ Yishun, BTO projects will include 282 2-room Flexi, 252 4-room, and 36 5-room, totalling 570 units. The property also includes an elderly facility and a roof garden.

Meanwhile, Yishun Glen will offer BTO projects including 727 2-room Flexi, 168 3-room, 490 4-room, and 308 5-room for a total of 1,693 units. The development also houses a childcare centre, a Residents’ Committee (RC) Centre, and a roof garden.

Both the Yishun projects have an easy access to Yishun Mall which is an HDB Neighbourhood Centre. It is also near Yishun Park Hawker Centre, Yishun Swimming, Yishun Polyclinic, and Yishun Community Hospital, amongst others.

Other units offered for sale are found in Punggol Point Cove in which 570 units will be sold, including 282 2-room Flexi, 252 4-room, and 36 5-room. Meanwhile, 940 units will be sold in Punggol Point Woods which will include 387 2-room Flexi, 98 3-room, 333 4-room, and 122 5-room.

Residents of the Punggol projects will have access to the Punggol Point LRT station and the Punggol Coast MRT station which is still under construction. It is near shopping, dining, and other facilities like Waterway Point, Punggol Plaza and Oasis Terraces.

Meanwhile, RFO flats to be offered are those that were unselected from the Nocember 2017 Sale of Balance Flats (SBF) and the ROF exercises in February. Amongst them are 67 units of 2-room Flexi, 171 units of 3-room, 294 units of 4-room, 152 units of 5-room, 33 units of 3Gen, and 9 units of executive flats across various towns and estates.

According to HDB, they reserve at least 95% of the flat supply for first-timer families and up to 5% for second-timer families. The elderly may apply if they meet the prevailing eligibility conditions to buy a 2-room Flexi flat whilst families will enjoy priority for flat selection.

About 58% of the ROF flats are already completed, HDB said.

“Eligible families with more urgent housing needs or who are less particular about location and attributes may wish to apply,” HDB explained.

Under ROF, home buyers will be able to select their flats quicker, and from a bigger pool of balance flats for different flat types and in different locations.

Buyers may apply for the flats via online submission on the HDB InfoWEB until 3 September. They are not allowed to apply for both a BTO and ROF flat.
