
Casa Meyfort en bloc sale launched
The reserve price is at $340m or $1,616 psf ppr.
Casa Meyfort, a plum freehold residential site along Meyer Road, has been put up for en bloc sale by tender, Edmund Tie & Company (SEA) Pte Ltd announced.
According to a press release, the reserve price is $340m, which reflects a land rate of $1,616 psf ppr, inclusive of a development charge (DC) of approximately $46m. The price can be further pared down to $1,540 psf ppr if it includes a 10% additional gross floor area (GFA) for the balcony area and an additional DC of around $19m.
Casa Meyfort, with a land area of approximately 7,919.9 sqm, is on the first row of Meyer Road. Under Master Plan 2014, the site is zoned for residential use with a gross plot ratio of 2.8.
The site, which comprises 76 apartments, was built in the 1990s.
It is located within 600 metres to upcoming Katong Park MRT Station and amenities including malls such as Parkway Parade, I12 Katong.
It is near major roads and expressways such as Fort Road, Mountbatten Road, Tanjong Katong Road, Marine Parade Road, Tanjong Rhu Road, East Cost Parkway (ECP), Marina Coastal Expressway (MCE) and Kallang-Paya Lebar Expressway (KPE). It is a 10 minutes’ drive to Central Business District (CBD) and Changi Airport.
The tender exercise for the site will close on 17 January 2018 at 5:05 p.m.
