Check out which BTO flats will appeal to buyers

Strong demand for Kallang/Whampoa seen.

HDB has launched its November BTO sales exercise of 2016 consisting of 5,110 BTO units and 5,008 SBF flats.

This brings the total number of new flats launched in 2016 to 17,891 (BTO) and 10,178 (SBF).

The BTO flats offered this time round are spread across the mature estates of Bedok (1,655 units), Bidadari (1,018 units) and Kallang/Whampoa (243 units), and the non-mature estate of Punggol (2,194 units).

ERA believes that interest is mainly expected to be concentrated in the mature estates, despite the higher prices.

It also expects application rates for second timers, especially to be high.

The flats in Bedok are spread across 3 projects, Bedok Beacon, Bedok North Vale and Bedok South Horizon. Bedok Beacon and Bedok South Horizon are located beside Bedok MRT station and the upcoming Bedok South MRT station respectively. Bedok North Vale is a short distance away from Bedok MRT station. The flats offered this time around are expected to be popular among those working in the East or those whose parents live in neighbouring towns.

The Bidadari flats are located near Woodleigh MRT station. As seen from previous BTO launches involving Bidadari, this location is expected to be in high demand. Its key draws are its central location and transport accessibility. Also, there is an upcoming commercial/residential mixed development site at Woodleigh MRT station set for a December sales launch. This will boost the amenities in the area.

The Kallang/Whampoa flats are located opposite Kallang MRT station. Although only 243 flats are on sale, demand is expected to be overwhelming due to the city fringe location and proximity to the MRT station. Many applicants will likely try their luck for a unit as the potential for capital appreciation is very high.

The Punggol flats, although generally not near any MRT station, are still expected to see moderate demand. This is because intra town travelling within Punggol is made easier because of the LRT system, and some of the projects are located near a LRT station. The Punggol flats will appeal to the younger families, especially first timers, due to their affordable prices.

The next BTO sales launch in February will see an estimated 4,160 flats being offered in Clementi, Woodlands, Punggol and Tampines.
