Grange Heights in St. Thomas Walk will be put up for collective sale via public tender for $820m on 18 September, Colliers International revealed.
Spanning 12, 697.7 sq m, the redevelopment site comprises 114 apartments and maisonettes as well as six penthouses with sizes ranging from 1,884 sq ft to 4,575 sq ft. With a residential zoning, the property has a gross plot ratio of 2.8.
Including the 10% bonus balcony gross floor area (GFA), the new development will have a proposed total GFA of 39,108.9 sq m and a building height control of up to 36 storeys.
Factoring such 10% bonus balcony GFA, the reserve price works out to a land rate of $1,948 psf ppr with no development charge payable.
Grange Heights is centrally located within the River Valley planning area, which is a residential place near the Orchard Road shopping street. It is near amenities such as 313@Somerset, River Valley Primary School, and ISS International School, amongst others.
Depending on the size of their property, each owner can potentially receive between $5.24m and $10.76 million on this second en bloc sale attempt.
