HDB resale prices up 13.8% YoY in September
Meanwhile, resale transactions decreased by 8.4% to 2,518.
HDB overall resale prices increased by 13.8% year-on-year (YoY) and by 0.9% month-on-month (MoM) in September 2021, according to 99.co.
This surpasses the original peak of 0.8% MoM increase recorded in April 2013.
Mature and non-mature estate prices saw an increase of 0.6% and 1.1% YoY, respectively.
As per room types, the price increase are as follows 3 Room by 1.0%; 4 Room, 0.9%; 5 Room, 0.5%; and Executive, 1.3%.
Meanwhile, 2,518 resale transactions were seen in September 2021, an 8.4% decrease from the previous month. YoY, September’s resale volume is 1.2% higher than the previous year.
When broken down by room types, 42.6% of the volume comes from 4 Room, 26.6% from 5 Room, 21.4% from 3 Room, and 7.6% from Executive. The rest, on the other hand, are made up of 1 Room, 2 Room, and Multi-Generation.
At least 23 of the HDB resale flats in September 2021 surpassed $1m in transaction cost, with the higher value of the month being a $1.23m resale of a 5 Room DBSS unit in Natura Loft.
This number of million-dollar flats comprise 0.9% of the total resale volume in the month. 164 HDB flats have transacted for more than $1m, a 278.3% YoY increase.
