HDB resale prices won’t change: PropertyGuru

Demand of resale flats will be subdued as supply increases.

The new launches of HDB flats, which will be up to 23,000, will subdue demand for resale flats, said PropertyGuru.

In a statement, the asking prices for HDB resale flats went up 0.9% quarter-on-quarter from the second quarter of 2022 to third quarter of 2022.

The slowdown in price growth seems to be affected by cooling measures launched last year.

“For HDB-granted loans, the Loan-to-Value (LTV) limit was also cut from 85% to 80%. Furthermore, the 15-month wait out period for private homeowners purchasing HDB flats would also likely have dampened demand during the fourth quarter," said PropertyGuru.
