PLH sites 4-room flats starting price could cost up to $560,000: experts
The two new build-to-order projects could be in Bukit Merah and Queenstown.
Real estate analysts projected that flats at the May 2022 build-to-order (BTO) projects will be priced at $500,000 to $560,000.
This after National Development Minister Desmond Lee said, in a Facebook post on 23 May, that the HDB will be launching two BTO projects under the prime location public housing model (PLH) following the good response for accessible and affordable PLH models in 2021.
Reacting to this, Huttons said the 4-room flats at Bukit Merah could start from $560,000 whilst the 4-room flats at Queenstown could start from $500,000.
It added that the plan to build the PLH BTOs in the said locations signifies that there will be more affordable BTO flats.
For its part, OrangeTee said there is an increased demand for PLH model flats because of its prime location and good design features, which will be good rental potential.
Prices of private condominiums and new executive condominiums are rising, prompting sandwiched class or lower middle class to choose PLH flats as an alternative.
“Some young Singaporeans may feel that they have been priced out of the market, especially the ability to purchase a home in the prime districts,” said OrangeTee.
