
Prices of resale executive condos rocketed 25.7% since 4Q10
It's costlier compared to new ECs.
According to Jones Lang LaSalle, since the resumption of new EC sales in 4Q2010, quarterly median prices of new ECs have varied between $687 psf and $748 psf.
The higher median price in 4Q2010 was mainly due to the strong pricing achieved for Esparina Residences arising from its proximity to Buangkok MRT station.
Pricing differential between EC developments was mainly due to location, with those nearer MRT stations and amenities commanding higher prices.

Over the last two and a half years, new EC prices have been kept in check through the Government Land Sales (GLS) programme which provided the land supply for a continuous pipeline of new EC projects over that period. Consequently increases in quarterly median prices of new ECs have been moderate, rising 8.4% from 2Q2011 to 1Q2013.
When new EC sales resumed in 4Q2010, prices of resale ECs lagged those of new ECs. Being new and with a fresh 99 year leasehold, a new EC typically fetched a higher price than a resale EC.
However, between 4Q2010 and 1Q2013, quarterly median prices of resale ECs rose 25.7%, much faster than the price increase for new ECs. Consequently resale EC median prices reached $778 psf in 1Q2013, exceeding the $748 psf of new ECs.
