
Small home units top selling in February
Three of the top 10 projects are executive condos.
Following the strong sales at mixed use developments last month, the theme for Feb's sales seems to be affordable small units, which stirred additional investment interest, says CIMB.
Parc Rosewood, with 1- and 2-bedroom units (430-600sf) making up 80% of 689 units, saw all small units snapped up since its January launch. Total quantum for these units ranged from $400k (1-bed) to $800k (3-bed). Guillemard Edge’s units (1/2 bed+office) were similarly sold out in the launch month, with significant investment interest due to its good facilities and small total quantum.
Despite more launches, take-up island-wide was strong at 110%, underpinned by mass marketdemand with 117% take-up in the Outside Central Region (OCR).
Of the top 10 projects by number of units sold, three were EC projects (Rainforest, Trilliant, Twin Waterfalls), six were private condo OCR projects (new launches – Bartley Residences, 174/702 units and Casa Cambio, 155/198 units; and older projects such as Parc Rosewood, 380/689 units and Riversound Residence, 126/590 units), and one project in Rest of Central Region (new launch Guillemard Edge, all 275 units sold).
