Thomson View Condominium to relaunch at a lower reserve price of $808m
The property had an initial reserve price of $918m.
Edmund Tie & Company has relaunched the collective sale of Thomson View Condominium via tender.
Zoned “Residential”, the property has a plot ratio of 2.1, which can yield a total gross floor area of approximately 112,792 sq m or 1,240 residential units, based on an average apartment size of 85 sq m.
The property is located next to Upper Thomson Mass Rapid Transit station. It comprises 255 units, including 54 townhouses and a 29-storey block housing a shop unit and 200 apartments.
It is also near MRT stations, schools, retail shops, eateries, and lifestyle amenities such as MacRitchie Reservoir Park, Bishan Park, and the Singapore Island Country Club.
A supplemental agreement is seeking to lower the reserve price from $918m to $808m, subject to 80% of the owners by strata area and share value signing the agreement. Currently, 65% of the owners have signed.
At $808m, the land rate translates to approximately $1,176 per sq ft (psf) per plot ratio. With an additional 8% bonus floor area, the land rate adjusts to $1,141 psf per plot ratio.
The tender closes on 25 October at 3 pm.
