A five-storey intermediate terrace factory in Eunos Techpark I has been put up for sale via Expression of Interest (EOI) for a price of $5.5m, marketing agent CBRE revealed.
The property will be sold at $5.5m on a vacant possession basis, at $420 psf, with no payable land rent or Additional Buyer’s Stamp Duty on potential eligible foreigners or companies.
Found at 9 Kaki Bukit Place, the building stands on a site about 4,795 sqft wide and has a gross floor area of around 13,110 sqft. It has passenger and cargo lifts, sheltered loading bay for containers up to 20 ft, as well as access to at least four parking lots.
Under the Master Plan 2014, it is zoned Business 2 with a gross plot ratio of 2.5. It was completed in the 1990s with a balance lease of 36 years.
“The successful buyer can explore using the ground-floor space for showroom or warehousing, the second and third floor for production, and the fourth and fifth floors as ancillary offices. The property is aptly suited for high technology and light industries such as electronics, publishing and precision engineering,” CBRE senior manager of capital markets Angela Lim said.
The terrace factory is near Kaki Bukit MRT station and bus stops along Eunos Link and Kaki Bukit Avenue 1. It is also surrounded by commercial and industrial buildings like Techlink, Eunos Techpark II, Enterprise One, and Kaki Bukit Techpark I & II.
The EOI exercise will close on 1 October.
