According to Barclays, one of the most exciting trends was new HQ set-ups of which CBRE has seen six or seven cases so far, with “plenty more in the pipeline”.

The rationale for having an HQ in Singapore is: 1) proximity to growth markets in Asia and an entity’s home country – eg, companies from Australasia; 2) stable political and favourable tax regimes; 3) support from the Economic Development Board (EDB) of Singapore.
CBRE is also seeing a very real and strong pipeline for Metropolis, a 1mn sqft decentralised office space completing next year. Moray expects this to be 70-80% occupied by 1Q13 vs currently 0% signed up. About half he believes will be new demand, while the rest would be displaced from existing locations.
