Savills Singapore announced the sale of a Grade A strata office unit at Prudential Tower in the Raffles Place financial district.

The unit spans 5,015 sq ft and is currently fully occupied by multinational corporations (MNCs).

The 99-year leasehold property, with a remaining tenure of 71 years, has an asking price of $16 million, or $3,190 per sq ft. It can be sold with vacant possession for potential owner-occupiers looking to use the space as a corporate office.

In addition to being exempt from Additional Buyer’s Stamp Duty (ABSD) and Seller’s Stamp Duty (SSD), the sale is structured under a Special Purpose Vehicle (SPV), providing 4.8% savings on Buyer Stamp Duty.

Foreigners and companies are also eligible to purchase the property.
