Pair of conservation shophouses in Kampong Bahru Road up for sale
The property has a guide price of $18.8m.
An adjoining pair of freehold 2-storey conservation shophouses with attic, located at 69 and 71 Kampong Bahru Road, is being sold collectively for $18.8m or $3,161 psf on the total floor area.
The properties’ marketing agent, CBRE, will conduct the shophouses’ sale through an Expression of Interest exercise, which will close on 24 May, Wednesday at 3 pm.
“Being a commercial asset, locals and foreigners will be eligible to acquire the shophouses without incurring any Additional Buyer’s Stamp Duty (ABSD) or Seller’s Stamp Duty (SSD) on the purchase,” CBRE said.
Data from CBRE showed that the shophouses occupy a combined freehold land area of 2,343 sq ft and have a total floor area of 5,947 sq ft.
Under the Master Plan 2019, the shophouses are zoned “Commercial” under the Blair Plain Conservation Area.
Currently, the ground floor units of the shophouses are fully tenanted to a well-established restaurant and convenience store operator.
The upper floors that are zoned for “Office” use are vacant.
