Six shophouses in Boat Quay and New Bridge Road up for sale

The properties have a total value of $160m.

JLL launched public tenders for six shophouses in Boat Quay and New Bridge Road as part of a larger portfolio sale.

According to a press release, the portfolio will be released for sale in phases through a public bidding. Phase 1, which consists of two clusters of shophouses, namely, The Boat Quay cluster and The New Bridge Road cluster, commenced 5 December 2017.

Four properties comprise the Boat Quay cluster which can be bought individually or collectively.

The property in 61 Boat Quay is a 947 sqft and three-storey shophouse with waterfront views, priced $9m or $3,642 psf. It has a ground floor area (GFA) of 2,471 sqft.

77 Boat Quay is 1,530 sqft and two-storey with waterfront views, priced $12.6m or $3,404 psf. It has a GFA of 3,702 sqft.

Meanwhile, 17 Circular Road is a three-storey shophouse with food & beverage (F&B) on the ground floor with a land area of 950 sqft and 2,393 sqft. It is priced $8m or $3,343 psf.

The most expensive in the cluster is the $20.5m 45 & 46 Circular Road which is a pair of three-storey shophouse with F&B on the ground floor. It has a land area of 2,575 sqft and a GFA of 5,879 sqft.

Two properties comprise the New Bridge Road cluster, which can be bought individually or collectively.

23 Bridge Road is a freehold, five-storey commercial building with a main road frontage, priced $18.5m or $2,806 psf. It has a land area of 1,584 sqft and 6,594 sqft.

Meanwhile, 27-33 New Bridge Road is a corner block of four four-storey adjoining shophouses with a 70-metre main road frontage worth $23m. It has a land area of 7,042 sqft, GFA of 18,034 sqft, and 99 years tenure.

There is potential to create a corner commercial building by constructing a six-storey rear extension and to top-up the site’s lease tenure to a fresh 99-year. Once completed, the brand-new boutique building will span about 30,000 sqft.

The public tender exercise for phase 1 of shophouses closes on Wednesday, 24 January 2018 at 3 p.m.

Other phases will include properties from Circular Road, Upper Circular Road, Serangoon Road, and Tanjong Pagar.
