Three adjoining 2-storey conservation shophouses in Geylang Road up for sale

A row of three adjoining two-storey conservation shophouses at Geyland Road is up for sale collectively through an expression of interest, according to CBRE.
In a statement, CBRE said the shophouses located at 489, 491, and 493 Geylang Road, have a combined land area of 3,830 square feet (sq ft), and a total floor area of around 7,388 sq ft.
The property is currently fully tenanted with the ground floor occupied by an eating house, whilst the upper floors are rented by a karaoke lounge.

CBRE said the shophouses have an indicative guide price of $3,113 per square foot for a total of $23m.
Both locals and foreigners are eligible to buy the property with no additional buyer and seller’s stamp duty.
The buyers may construct a five-storey rear extension to maximise the total floor area of the under-developed property by an additional 4,100 sq ft.
The expression of interest will close on 19 April 2023 at 3 pm.
