
Top five S-REITs averaged total return of 47.4% YTD
RHT Health Trust has the highest total return at 98.2%.
The five best-performing S-REITs hit an average total return of 47.4% YTD, according to a note from the SGX. These five are RHT Health Trust, Ascendas Hospitality Trust, Ascendas India Trust, Lippo Malls Indonesia Retail Trust and Mapletree Commercial Trust.

Of these five, RHT Health Trust has the highest total return at 98.2%. This is followed by Ascendas Hospitality Trust at 38.6%, whilst total returns of Ascendas India Trust, Lippo Malls Indonesia Retail Trust and Mapletree Commercial Trust hit returns of 35.3%, 34.9% and 30.1%, respectively.
The five firms’ average one-year total return is 38.5% whilst its three-year total return is 56.5%. Four of the five trusts are in the hospitality/tourism, industrial, office and retail segments.
Overall, SGX lists 35 REITs, seven stapled trusts and three property trusts with a combined market cap of over $100b. From January to July, S-REITs garnered total institutional inflows of $187.1m, with two of the seven months – April and July – registering outflows of $147.9m and $209.2m, respectively.

YTD, the iEdge S-REIT Index has clocked total returns of 19.7%, compared with total returns of 16.3% and 22.8% for the FTSE EPRA NAREIT Asia ex-Japan REITs Index and the MSCI ACWI REITs Index, respectively, in USD terms.
Furthermore, the five least-performing constituents of the iEdge S-REIT Index are Frasers Hospitality Trust (+2.4%), ESR-REIT (+6.6%), Soilbuild Business Space REIT (+7.4%), SPH REIT (+10.3%) and Far East Hospitality Trust (+10.4%). These five averaged a 7.4% total return over the period.
